    I have lived in the newly build part of Lakes of Summerville called Carrington Chase for about 8 months now. This is the worst neighborhood ever and the warranty people do not want to help you. My backyard floods everytime it rains and all they say is "it holds water because you have a fence and that is just the way your lot was designed" the moment I get snakes in my yard this community will be sorry. I am also in the process of getting in contact with Dhec about this situation of the water holding in my yard. The front of our road floods as well and everytime you tell someone, nothing is done. The paint they put on these freshly built homes are like water and it shows every mark and scuff. We have large gators in our ponds, according to HOA they have sent someone out to get the gator but the gator never comes out when they show up and HOA states "we can't keep calling them out for no reason". Ok, well when that gator gets a hold of a child they will think differently. Our community told us they would be building a pool and that was a lie all we are getting is a park and a tennis court . Per HOA we can not use the lakes of Summerville pool either, even tho we live in the neighborhood we are just a separate subdivision. SAVE YOUR MONEY AND LOOK ELSE WHERE!

  • We bought a home in Lakes Of Summerville. I love the neighborhood. The streets are wider than the other subdivisions we looked at and the houses have more space between them. I really enjoy all the beautiful birds and wild life here. The surrounding lakes and woods are peaceful. It's a safe, well kept neighborhood. I'm glad we found it!

    This community are not as great as you think. The community is a fairly quiet community with no issue of loud house parties. This demographic of this community mostly white. The quality of life here is decent at most. A family member of mine owes/owed property in this community and the amount of rules for this un-gated community is astounding. I'll explain later. On a similar note, there are members of the Lakes Of Summerville community board/hoa who live in this neighborhood and if you are unfortunate enough to live next to a member, be prepared to make sure your house and property are in tip top shape by every rule in the community guidelines book. Believe me when I say this, there is a rule for every possible detail on your property you can think of: grass length, fence length, fence design, house paint color, house washes, timeliness of trash bin removal from the curb after the garage truck picks it up, decorations on the outside of your home and so on. If anything is out of whack, you'll be bombarded with letters in the mail warning of fines and other penalties along with a side of harassment from the Community Board/HOA whenever they see you or when they come visit touching your doorbell. Yes, they are so friendly *sarcasm*. My family member's neighbors were an old white couple and a young white couple who also did not like people of color. So we can't judge the whole community by these 2 neighbors but when you live here with subtly racist neighbors, it makes you want to move somewhere else where people aren't racists. All in all, this community could be a good fit for someone with OCD or someone who is retired with nothing else to do but spend your day working Full-Time at home making sure your house and property are up to code of the Community Board/HOA. If you are a regular person, like the thousand of Americans in this country, you might want to rethink this community. Just our experience in this community. I would not recommend this community to people in my social circle or family. Don't believe me? Ask for the rulebook and fines schedule or you can just move in and learn how fun it is to do deal with the HOA/community members everyday.
